Through a complete system of responsibility, our specialist staff manage the buildings facilities, including the electrics, the air conditioning, the elevators and the firefighting measures, in order to ensure that they are maintained in a good condition at all times. They also carry out periodic facilities diagnoses, create the optimal plans for repair/improvement work, and then implement them.
●Electrical facilities management
We operate, monitor, inspect and maintain all facilities and equipment, and carry out all kinds of measurements, etc.
●Air conditioning facilities equipment
We carry out operation, maintenance and inspections based on the Buildings Management Act, for boilers, air conditioning equipment, freezers, cooling towers, blowers, extractor fans, etc.
●Firefighting facilities management
We carry out operation, maintenance and inspections in accordance with the Fire Services Act, for alarms, fire extinguishers and all escape facilities.
●Elevator facilities management
We carry out inspections and maintenance of escalators, elevators, etc.
Have you ever had a problem because a fault has suddenly arisen in your building's facilities? Besides responding 24-hours-a-day, 365-days-a-year when trouble arises, we also offer a patrol facilities inspection service, to prevent faults before they happen.
Our specialist technical staff periodically conduct patrols of the building's facilities, and inspect the electrical facilities, water supply and drainage facilities, air conditioning facilities, etc. on the basis of a table of inspection work items. Through our Web-based reporting system, customers can access work reports, etc. any time and from anywhere, and can get a grasp of the on-site situation in real time.
We have staff who are qualified to carry out building facilities inspections and staff who are qualified to carry out surveys of Special Buildings, etc., and take care of everything from the inspection, to creating the documents, to submitting them to the center with jurisdiction.
Maintenance and inspection of firefighting facilities, etc. can be carried out on the same day as maintenance and inspection of other facilities, cleaning and so on, so we will not trouble you by asking you to be present on lots of different occasions.
These are inspections that are prescribed to follow a system based on the Building Standards Act. To ensure that buildings, elevators, etc. that are used by large numbers of people can be used safely at all times, qualified inspectors with specialist knowledge periodically carry out inspections (once a year for facilities/elevators, once every six months for amusement facilities), and report the results to the specified administrative agency with jurisdiction.
* Article 12, Paragraph 3 of the Building Standards Act stipulates that the owner (or the manager in cases where the owner and manager are different) of a Special Building, etc. designated by the specified administrative agency must periodically have the building's facilities inspected by a "qualified inspector," and must report the results to the specified administrative agency.

●Periodic Surveys of Special Buildings, Etc.
With buildings that are used by large numbers of people (Special Buildings, Etc.), such as theaters, department stores, hotels, hospitals, stores, apartment buildings and offices, if there is a fire, for example, it could lead to a major disaster. Because of this, buildings are required to have a large number of safety measures, such as appropriately installed fireproof partitions, well-maintained emergency stairs and emergency evacuation apparatus and space secured in front of the building.
Periodic Surveys of Special Buildings, Etc. survey the daily maintenance and management that is in place to minimize the scale of an incident as far as possible in the event of a fire, etc., and also include carrying out maintenance work.
